Survey and plan
We begin with a measured survey of the plot, adjoining land and utilities. We establish levels, boundary evidence and access constraints, then translate your brief into a coordinated design and cost plan. Risks are surfaced early and logged with the mitigation route.

Approvals and strategy
Planning route, building control route, party wall notices, ecology and tree protection if relevant. We set the inspection schedule and information required at each hold point.

Site setup and strip
We secure boundaries, set welfare and power, agree delivery routes and protect pavements and trees. Unwanted elements are removed with controlled waste handling to create a safe, tidy platform.

Groundworks and foundations
We set out with datum points, excavate footings, install rebar and concrete to the engineer’s design. Drainage, ducts and sub-base are formed and tested before the slab or beam-and-block is poured or laid.
Inspections
Building control footing check and pre-pour approval with photo records at each hold point.

Structure and frame
We construct the load path in masonry, timber frame or steel. Openings are formed, beams and lintels are set, and the building is braced and safe with restraint and ties to engineer notes.
Engineer coordination
Connection details, bearing and padstones confirmed on site. Variations are recorded and approved before proceeding.
Safety and logistics
Clear routes, clean decks, segregated storage and lifting plans keep the site efficient and safe.

Roof and envelope
We complete the roof structure and coverings, then make the shell weathertight with windows and doors. Fascias, gutters and downpipes finish the envelope so internal services can start.

First fix MEP
We place cables, pipework and ventilation runs before walls close. Consumer unit, heating loops and MVHR (if specified) are positioned to plan and tested for continuity and pressure.
Electrics
Ring mains, radial circuits, lighting runs and data pre-wires labelled and photographed for records.
Plumbing & heating
Hot/cold, wastes, underfloor or radiator circuits, manifolds and boiler/plant locations prepared.

Plaster and screed
We insulate, board and plaster walls and ceilings for a smooth base. Floors are screeded level to receive finishes, with movement joints where required.
Fabric
Thermal and acoustic insulation fitted to specification with vapour control layers where required.
Surfaces
Plaster systems, trims and reveals to achieve crisp corners, even planes and consistent finishes.

Second fix and fit out
Rooms take shape: doors, skirting and stairs go in; kitchens and bathrooms are fitted; sockets, switches and sanitaryware are connected. Protection stays in place to the end.

Internal doors, architraves, skirting, window boards, wardrobes and bespoke carpentry to schedule.
Kitchens & bathrooms
Cabinetry, worktops, appliances, sanitaryware and tiling installed with clean detailing and sealed junctions.

External works
We complete the outside: paths, patios, driveways, steps and retaining details; boundary treatments, gates and services covers. The plot is graded, drained and left clean.
